Building Insurance 2026
Comprehensive protection for your property. Safe your home from the financial consequences of unpredictable damages.
The Foundation for Your Property Security
Owning a home is the biggest investment of a lifetime for most Swiss citizens. While cantonal building insurance covers damages caused by fire and natural hazards (storms, hail, floods) obligatorily in almost all cantons, many other risks remain unprotected. Private building insurance closes these dangerous gaps. It protects you against the enormous costs of water damage (e.g., from defective pipes), glass breakage on the building structure, or liability claims originating from your property. Tailor-made supplementary protection is indispensable, especially for apartment owners and homeowners.
- ✔ Water Damage: Protection against damage caused by leaking tap water or backflow.
- ✔ Building Liability: Coverage for damage caused to third parties by the building (e.g., roof avalanche).
- ✔ Glass Breakage: Insurance for windows, glass doors, and skylights.
- ✔ Environmental Damage: Co-insurance for fences, gardens, and pipes outside the house.
- ✔ Loss of Rental Income: Protection against loss of income if the property becomes uninhabitable.
Frequently Asked Questions About Building Insurance
Yes, insurance against fire and natural hazards is mandatory in 22 cantons (usually through the cantonal building insurance GVG). In the cantons of Geneva, Ticino, Appenzell Innerrhoden, and Valais, it is voluntary but urgently recommended.
Cantonal insurance primarily covers fire and natural hazards. Damage from water pipes inside the house, theft of permanently installed parts, or glass breakage are not included and must be insured privately.
As a property owner, you are liable for damages caused by your building. If, for example, a tile comes loose and damages a car, this insurance pays. For single-family homeowners, this is often included in personal liability insurance; for multi-family homes, a separate policy is required.
Permanently installed solar systems must be reported to the insurance company. They are often insured against hail, but special solar insurance is recommended for technical defects or loss of yield.
Damage caused by malicious damage (vandalism) such as graffiti can often be included via an additional module. By default, they are usually not covered.
